On paper, Flo faced quite a few challenges in applying for a mortgage loan. She doesn\u2019t speak English, isn\u2019t comfortable with computers, and her income is non-taxable \u2014 which means no W2 documentation to support proof of income.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image alignleft size-large is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"768\" height=\"1024\" src=\"https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-768x1024.jpg\" alt=\"\" class=\"wp-image-253025\" style=\"width:336px;height:auto\" srcset=\"https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-768x1024.jpg 768w, https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-225x300.jpg 225w, https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-1152x1536.jpg 1152w, https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-1536x2048.jpg 1536w, https:\/\/operationhope.org\/wp-content\/uploads\/2025\/09\/Enevy-Leach-Headshot-scaled.jpg 1920w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><\/figure>\n\n\n\n<p>But what she <em>did<\/em> have was a golden opportunity: her landlord of 16 years offered to sell her the house she&#8217;d been renting \u2014 no listings, no bidding wars, no competition. Just one chance to finally own the place she and her children had called home for over a decade. She came into the bank that day not to apply, but simply to <em>ask<\/em> what it would take \u2014 that was her first brave step.&nbsp;<\/p>\n\n\n\n<p>On that day, I met a mother who never gave up, a woman with a deep commitment to her family, and a once-in-a-lifetime opportunity to build generational wealth.&nbsp;<\/p>\n\n\n\n<p>So we rolled up our sleeves.&nbsp;<\/p>\n\n\n\n<p>We worked together, step-by-step. I helped her write multiple letters of explanation in English and worked with the underwriter to document her IHSS income. I printed and scanned documents, helped her respond to emails, and coordinated with her real estate agent and other parties involved. I also identified relevant programs that assist homeowners, and we were both excited when she qualified for two Bank of America down payment assistance grants. After two and a half months of persistence, patience, and partnership, Flo closed on her home.&nbsp;<\/p>\n\n\n\n<p>She bought it for $340,000 \u2014 and it appraised at $460,000. That\u2019s $120,000 of instant equity.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Flo now owns the home she lived in for more than a decade. Her children get to stay in the neighborhood they know. And she made one of the most powerful financial moves of her life \u2014 against all odds.&nbsp;<\/p>\n\n\n\n<p>This is what empowerment looks like. It\u2019s not about having a perfect file or knowing all the right answers \u2014 it\u2019s about having the courage to ask the first question.
